One of the most used restroom fixtures is the flush valve. They are one of the most reliable items that we use in commercial or industrial buildings. They do need to be checked and fixed to prevent the waste of water.
If the flush valve does not shut off the flow of water in under 5 seconds, it is flushing money down the drain.
Take a tour of the restrooms in your facility and time the flushes.
If the flush water is flowing for more than 3 seconds for a urinal or 5 seconds for a water closet corrective action is indicated.
The most likely cause is dirt plugging the by pass hole in the flush valve, clean it
The diaphragm is damaged, replace it
It has the wrong diaphragm for that model of flush valve, install the correct one
A damaged inner cover needs replacement
Automatic flush valves, with active infrared sensors, have a different set of problems.
A flashing red light, when the visitor approaches, indicates that the battery is low and needs to be replaced.
The most common problem is getting the sensor range adjustment right. It adjusts the distance at which it will detect a person or object like a door. Start with a setting toward the minimum end of the scale make small adjusts as needed until it works correctly.
If the valve flushes more than once per customer, the range needs to be adjusted more toward the maximum.
Remember, small adjustments only. The sensor range screw only has a ¾ turn total adjustment.
If it does not flush when it should:
If it had been working, the battery is dead and needs to be replaced
The range adjustment has been set at its maximum or minimum setting. The adjustment has to be off the end stops to work.
The electronic sensor is bad and needs to be replaced
I really like the new Sloan, Uppercut model. It is a manual valve that gives the user a choice of how much water to use. Pulling the handle up results in a little flush. Pushing the handle down gives a big flush when needed. http://www.sloanvalve.com/
That way the user has control over the amount of water used. It also can prevent using multiple flushed to get the job done.
You can help save on the water bill by noticing what happens in the restroom. Report a need for repairs to stop wasting water.
